Office Building

This office building is located in McDonough, Georgia near Interstate 75. It is a class “A” office building completed in 2005 and is comprised of three floors, totaling approximately 30,000 square feet of net leasable area. The improvements are located on several acres of commercially zoned land. A significant portion of the facility is leased by one of the state universities as a satellite campus.

Historic Plantation

This 150+ year old plantation house is located half way between Atlanta and Augusta, Georgia. It is on the National Registry of Historic Places and is situated on approximately 95 acres. This plantation house is a Greek Revival, four over four design with a central hall and raised basement floor plan. Local stone and masonry was used in the construction of the raised basement. The main body is of frame and weatherboard. There are four interior chimneys, eleven fireplaces and twelve rooms overall. The front façade is a two-story temple front with a full entablature and six fluted Doric columns.

Fast Food Restaurant

Fast food restaurants such as this Taco Bell often involve complex business value components. This central Georgia Taco Bell is situated on two thirds of an acre and comprises approximately 2,800 square feet of retail area. Utilizing sales, income, cost factors and profit allocation, this particular assignment involved providing a “going concern” estimate as well as real estate value opinions.

Retail Fuel Service Facility

Modern retail fuel service facilities often contain the underlying fuel service components, as well as convenience stores and some standard retail bays. This retail fuel service facility is comprised of all three components. There are five retail bays, one convenience store and a large canopy covering ten Multiple Product Dispensers (MPD’s). There are an additional three uncovered units. This facility is located in Fayette County, Georgia and was completed in 2005.

Religious Facility

This is a 10,000 square foot religious facility built in 1990. It is located in Fayette County, Georgia on approximately five acres of land along a major highway. The major construction components of this facility are comprised of brick masonry and wood beam construction for roof and ceiling areas in the main meeting areas.

Retail Center

Here is a small retail facility comprised of just under 12,000 square feet of net leasable area. It is located in Coweta County, Georgia and is currently leased by Dollar General.

Hotel Facility

This is an extended stay hotel facility located in Gwinnett County, Georgia. It is a three story facility built in 1995 and is comprised of approximately 82,000 square feet. There are 276 rooms and is an exterior access facility.

Car Wash Facility

This is a 3,100 square foot automatic carwash facility located in the Atlanta Metro area. It was originally built in the 1970’s but was recently renovated to include modern equipment including multiple vacuum stations, electronic payment controls and up to date automatic light touch wash equipment.

Concrete Batch Plant

This is a concrete plant in central Georgia. This facility consists of a 1,800 square foot structure utilized for storage and control of the LPM series Low Profile Stationary Modular Concrete Batching Plant. This particular plant is capable of up to 350 cubic yards per hour of production. Both the Cost Approach and the Income Approach to Value were utilized in our analysis of this facility.

Subdivision

This is a 155 lot subdivision located on 170 acres in Douglas County. There is a mix of two acre estate lots and half acre lots. Existing amenities include over two miles of walking trails, boardwalks and bridges along a wide creek, as well as an Olympic size pool and zero-entry kiddie pool. Additional existing amenities include a two story club house, multiple tennis courts, basketball courts, a large picnic pavilion and children’s play area. We were tasked with completing a bulk sale valuation on 144 of the platted lots.
